Hey @David Ramirez, I would highly recommend Bryan Casella and his program. I have been a part of it for 3 years now and results speak for themselves. Tons of great value to level up communication thus giving you the ability to sell and negotiate at an extremely high level. Shoot me a message if you want some more details on it. Hey @Matt A., Check out Loopnet.com You can find some on their normally along with other commercial properties. Sometimes on MLS here in FL, not sure if it would be any different by you.

Hey @Elie Merisier, just like @Olivia Radziszewski and @Nathan Gesner said.. Seller pays commissions 99% of the time, agents only have access to MLS. As far as comps go and pricing property it depends on a few other factors but it really comes down to the property itself and the overall quality, condition, and location. Hey @Jupshy Jasmin, Jus t assisted an investor in North Lauderdale cash out on his investment property. That market is still solid! 

Going multi family i think is a really good idea especially with the economy that we are in. As far as the process, it depends if it is your primary residence or not. If it is not then you can do a 10-31 exchange and defer the taxes! Let me know and I can fill you in on all the details!

Purchasing out of town will require some sort of management company cause obviously you have to have someone local to give a hand when needed. So many great markets especially in FL, the team I am a part of is nation wide so I can get you the scoop inside markets across the U.S. as well. Let me know what I can do to help!

Hey @Edwin De leon, I totally agree with @Greg Scott. Deal depending for sure. Just be aware of the class of tenants that you will be renting to. I would also have a few feeler questions to ask them to see how well versed they are on the laws etc.. Because a tenant that knows how to play the system most likely will. At that point the investment becomes an expense which is the exact opposite of your goal. I say look outside NYC since their are great deals elsewhere. Thats my opinion.
