Hey @Account Closed, tons and tons of solid free content out there on both the agent side as well as the wholesaling side of the business. I am an agent in South, FL myself and do a hybrid in between the two. I would say be careful with who you get your guidance from. In this field there are plenty of people willing to take your money who don't have the qualifications to teach. A lot is out there for free, however it is imperative to find a good mentor. It has been happening a bit more. It really is a matter of the agents preparing their sellers. The market here in South Florida as we know is high in demand. Many buyers coming here have the financial capacity to purchase well over asking in some cases. The goal is to have the right addendums and clauses in place to make offers more concrete, as well as prepare sellers for the possibility like I said. Another way I get my homes to appraise for my sellers is through listing it and getting multiple offers, then meeting the appraiser and explaining the offers etc.. I have found that 9/10 times.. the home will appraise if the demand is there. Plus, by listing properties this way you get the most money, in the lease amount of time with less hassle.

@Christina Kinard Technically that all can be negotiated but most likely no. Us agents only get paid for the purchase or sale of "Real" property. That does not include loans. So I see how it can be a bit confusing.

Yes they have to present the offer. Since you don't have an actually agreement stating that you guys are working together they can get away with it. A lot of agents don't realize the needs of an investor and the investors strategy. Sometimes it require submitting a ton of low overs and playing the numbers game. To a seasoned agent.. an offer should take maybe 10 minutes. So it sounds like this agent is burnt and does not want to work anymore.

Moving forward I would find a new agent and just simply state some expectations. That way you can mitigate this type of stuff from happening a bit. Sadly, many agents are just lazy..

 Hey @Jake Burhans, this topic is very controversial. From what I have seen personally (being an agent doing the same thing) most brokerages don't like you doing both. However, as long as you make it clear what your intentions are and you are honest in your dealings, there are brokers that will allow it.

Hey @Christina Kinard, If you use a realtor to purchase land you pay nothing. The Seller of the land hires a listing agent, they agree on a commission to charge the seller. Let's say it is 6%. So if the agent you are working with brings you (The buyer) they will be paid 3% and the listing agent will get the other 3%. Of course commission is always negotiable and all but for sake of the example that is how it works. 

Now for off market property things could change. But 9/10 times the commissions that go to realtors come out of the seller's proceeds.

I agree with @Luis Maqueira with credit unions. I have also head great things about Ithink Financial like @Alex Russell said. I would shop the two and go from there!
