Hey @Marco Schoett, happy to hear everything is working out. This puts you in a really solid position moving forward especially with your career path and some capital saved. 

I am a realtor in the area and this is what I can say from my experience.

A. Yes FL does seem to be saturated and in some areas that is 100% true. However, I would with investors all the time and as you know there are many ways to go bout investing and many strategies you can use. So it depends on your end goal ultimately. There are markets that are on fire still and some that are just blown out. I helped an investor in Lauderdale 2 months ago cash out on his property and it was bought by another investor in which they both got a great deal. My seller made a killing on the sale price and the other got a great LTR. So I would say consult with a knowledgeable real estate professional to guide you through this. In short, FL still has so much growing to do.

B. Good ways to find markets like I said is get in touch with a realtor or look into planning and zoning and see what areas have development going on. Are they building a shopping mall or remodeling one? Are they putting a whole foods where winn dixi used to be? A bowling alley, top golf? These are huge companies that pay people lots of money to locate these sites to put their business where it will succeed. Chances are if whole foods for example is in an 'up and coming' area.. that area will be growing moving forward. I would also double check the year over year increases in property values.

C. Learn as much as you can, make sure you trust who you work with and ask the right questions. Just like with anything in life, there are some great people out there and there are others who will hustle you to get a check and tell you what you want to hear instead of what you need to hear. You are in this group and educating yourself which is spot on. Keep at it and things will unfold just fine.

Hey @Dan Holtz, I would chat with local planning and zoning department to see what your options are. They will be able to fill you in on all the details and possibilities. Also depends on the deal and you end goal. Is this a property you will hold for a long while? Keep in mind the longer you hold, the more it may potentially be worth down the road in which having to sell as a cash deal doesn't always result in less many but it could. Are you okay with that risk? I personally would also check the area for future development, what is the opportunity for growth? Are they building anything or remodeling any shopping centers around there etc.. These things will obviously end up adding some value. I know investors who would jump on that and deal with the problem later, I know others who would cancel immediately and avoid any potential headaches. 

I am also sure you leveraged this fact in negotiation on your behalf. At the end of the day there is obviously no right or wrong. Like I said, I would personally see what your options are and put that with your end goal to see if it makes sense or if you should move on. Hey @Lauren Seeley, there are a few ways to go about this. #1 is.. what is the end goal here? What potential does that specific area have in the future and do you plan to live here fix it up and rent it out? Or stay forever? With that in mind, the property may be worth more to you guys than someone else. Now obviously that does not mean you "over pay" for it. As for valuing the land, How much would it cost to build that exact house again? Or if there are newer builds in the area, how much would that cost to build? Generally for smaller more typical homes contractors charge anywhere from $100-$300/sqft to build. It is a matter of running comps and numbers and getting a ball park idea. You can also go the appraisal route. However keep in mind an appraisal is essentially a fancy word for CMA, which you can get from a local realtor. Just make sure the realtor knows what they are doing. I serve this area so if you have any questions let me know and I can shed some light on the situation for you guys.
