My question is about the MLS.

1. In order to use the MLS myself to find investment properties, do I need to be an agent?

2. After finding the best comparables for a subject property on the MLS, how is the market price calculated?

3. How much does an agent charge to help me find a property on the MLS?

The MLS is only accessible to agents.

An agent representing a buyer is typically paid by the Seller, so it's not really costing you anything out of pocket until the property sells, and then your portion of the commission is paid out of the purchase price.
