Hey @Steven Cook,

I have gone door to door since the day I got into the business. I would recommend 3 things.

1) Knock as often as possible and be consistent. When I started out I knocked 100 doors a day for 5-6 days a week. 

2) Study communication and lear form the best. I learned everything from my mentor Bryan Casella. I read tons of books on dynamic persuasion, body language, NLP etc..

3) Track your numbers! I know every 100 door I knock I speak with 35 people on average, every 250 people I speak to I get 1 deal.. at least.

I have some tips on my youtube channel and stuff as well, I would recommend checking out Bryan's youtube. If you look up anything doorknocking related, he will most likely pop up.

Hey @Drew K.,

I have been through this same situation. There are a few things you can do.

1) Make sure your broker is cool with you doing both. It really should not be an issue if you are upfront and honest, basically the rules are put in place so nobody gets taken advantage of.

2) Would not be a bad idea to consult with an attorney and have some contracts written up that protect you from any lawsuits when you are wholesaling.

Hey @Joseph El hage

Not a bad plan. I would personally use that FHA and purchase a Quad.

From there you will have more options since you'll have more cashflow and down the road pulling out a HELOC would give you a larger chunk of money to work with on other deals. I would also really work on getting the best deal possible of course. Possibly parter with a local realtor to find some off market opportunities. In the beginning, building a team of people is always really important and can be the difference between making tons of money and losing out of deals and properties. I have sold many lots of land from Port Saint Lucie all the way down to Cutler bay. It really is never a 1,2,3 step type of process. So many things come into the picture. Is the land high and dry? Cleared or wooded? In an HOA? What are the homes like around the area? The list goes on. So at the end of the day with land especially it is really worth whatever someone is willing to pay for it in a sense. However, there are some numbers you can run, having access to the MLS would help (If you are in need of an agent I can help you out). I would start by evaluating the info I mentioned above. Then if you were to take some of those homes close by, what would it take cost wise to build it? Essentially you would run the numbers as if a developer would. EX: I purchase the land for say $50k, I spend $200k to build and I can sell the home after for $450k. The developers that I have worked with normally profit anywhere from 10-20%.

So to recap. Figure out what you can build on it and how much that would sell for in that area. Then subtract the cost of construction in order to build it. Then subtract the average developers profit. As you can tell it is very area dependent.

There are so many different things you can get involved with in the real estate world. Since I am not sure what your needed income would need to be and what type of lifestyle you are looking for its hard for me to speak on it. I would recommend to knock out that real estate course and get licensed before moving out there if you can. I go out to Colorado a few times a year and I always chat with other agents out there and all. A lot of great markets there. Tons of development going on so there is plenty of opportunity especially in the new construction space. Keep in mind though you can always sell homes and build up your business that way. Might purchase my next investment property out there myself!
