Looking for seasoned Philly Area agent for stable investment

Hi all- I’m looking for a seasoned agent to help find a solid stable investment opportunity in the Philly area. I’m contemplating a 1031 exchange but only if I find a solid option. I need a realtor to guide me toward a solid investment that I may have to exit in on in 3-5 yrs. I’m willing to take a bit slower cash flow for more of a solid investment and easy resale in 3-5yrs if need be. Any information or contacts would be great. Thank you!
