Depends on seller and how well you know your end buyers. I have investors that will buy at 92 cents. So if I go into a house with the .70 offer and they are stuck on XX dollar, I know my clients well enough that I can manipulate my offer based off who I know I now need to pitch it to. I also have a couple that don't do houses with rehabs lower than 60k because they love the game and only buy at .70 or better. Know your end buyers and come to the table with multiple exit strategies.

@Kelly Le, Welcome to BP. Yes Dallas is hard and competitive right now, but deals are everywhere! Currently our acquisitions depart is buying over 8 properties a month! So don't let anyone tell you that Dallas is too hard. The deals are there for those who love the game and network properly. Let me know if I can help. Good luck out there!

Loopnet is not a good source.  To much outdated information.  You need access to CoStar and off Market properties. Shoot me a message with buying criteria and I'll search on costar

Option #2, Leverage. When leveraging, growth is generally faster. Good to have PM in house, that'll save some money for now. Let me know if you need any help here in DFW. Duplexes are a hot item right now in DFW. LOTS of competition. Im representing 3 buyers in this same search. Ive got 2 of them under contract. It's about being the first to the punch. I'm generally the first one on the phone when it shows up and the first to do a drive by if we cant get access to the inside.

The problem you run into with bigger homes, is generally they are more expensive which then leads to the owner needing to rent them out for more money. A 1,600sqft home leased at $1600($1sf) whereas a 3,500sqft may only rent at $2,450($.70sqft). They wont rent out at the 1% rule generally. Now, $2,450 may cover your mortgage, but is it giving you a desirable return or are you breaking even? Depends on your goals with this property. Let me know if I can help.
