A 203k is for owner occupants, but there is also an FHA homestyle loan that is non-owner I believe with a rehab budget of up to 35k which can include foundation, full kitchens, roof, etc. Had a lender talk me through it a few weeks ago. I can get you in contact with him.

depends on desired tenants and returns, but it'd stick with Garland, Mesquite, Rowlett, Rockwall for sub $250k purchases and push north for higher price points, Richardson, Plano, Frisco, etc

@Christian McGlade There is one in Forney called Vintage Meadows and one in Dallas called Shady Oaks. But I just did a search and there is quite a few others. Just gotta dig. This is only on MLS, off market is a huge advantage as well

I'm a little stunned by all the negativity honestly. If you cant find 1% in DFW, you haven't looked hard enough or don't know where to look. I just sold one in Garland(off market wholesale) @ $145k with $10k rehab needed(mostly foundation) with an ARV of $185k. I have tenant lined up at $1600 and we don't close until the 26th. Address is 3317 Meadow Oaks, feel free to watch realist to verify my word. The deals are there and they aren't hard to find. Look in North Garland, Forney, Heartland, parts of Rockwall and a few other areas. In fact I know of a few new build neighborhoods under $180k that will get around .90-$1/sqft with no HOA. Do we have high property taxes? Yes, everyone knows that, but with the economy being as strong as it is and the expected growth this next couple years, rents will only rise.

Stick to Richardson and Plano for your family. There are several on the MLS now that are over 1% and cash flow well. However, these deals do go quick and can sometimes be frustrating to get them locked in as a financing buyer.

They are all very good areas, however the first 4, especially Mckinney are a bit pricy and will be difficult to get 1%. Shoot for North Garland
