@William Corcoran, in reality, all of it sounds fascinating! Long term, I'd say Fix and Flip is what I want to be in while putting my more profitable units into a rental portfolio. Wholesaling is completely new to me but sounds like something I'd like to get into as well. However, to make that work, and be profitable for myself and the buyer(investor), I'd need to have a REALLY good handle on finding fixers to begin with. Honestly, since I was a kid, I mean as early as 8 years old, buildings have always intrigued me. I remember building houses out of Popsicle sticks, "stud by stud". Which is why I got my license in the first place, now I need to get deeper into the real estate world. I want to buy my first flip and get my hands dirty, make mistakes, learn and make money. Thx for the reply William

As the title says, I'm new to the area. I just moved here from northern Arizona. I own a carpet cleaning business in Flagstaff,AZ.  I was a Realtor there part time as well and now I'm full time here in Texas. I've been interested in the real estate investment world for many years and getting to the point in my life where I need to make the jump. BP has been a HUGE motivational and learning platform for me. I'm slowly making my way through the podcasts starting from pod1. I joined the BP environment to further my real estate and investing career, to meet like minded people, to help as I can with what knowledge I have and to ultimately make the jump! I'm 100% open to suggestions, comments, criticism, networking, etc. I'd like to meet someone or many people in the area that wouldn't mind me shadowing projects to get a "hands on" experience. I'm doing my best to attend as many networking events in the area. Bottom line is, I WANT TO LEARN. Thx for the read and Good Luck in your endeavors.

Emd is refundable, option money is not. Why they would want a higher earnest is beyond me, be cause buyer can get that back if they bail. Option isa guarantee for the seller and isn't refundable
