@Erik Drentlaw Yup, thats a tough one. Only a buy and hold guy would buy it with those numbers, and a buy and hold guy won't necessarily want to put 40k into a rental. Id recommend looking into Sub2 and if you aren't familiar with them, wholesale it to a Sub2 investor. I have a handful I sell mine to. Feel free to message me

Sounds like a great opportunity for a Sub2! Whats the numbers look like? Both lien balances, rehab, ARV and reinstatement amount?

Depends on your personal investment strategy. I'd you are looking for high yields, stick with Forney, Garland, The Colony. Basically anything with a purchase price of 150k-250k in moderate neighborhoods. Go above this price point, the rents don't make sense anymore. If you are looking for appreciation, shoot for Plano, Richardson, Frisco and Mckinney. As far as PM, I can refer a few over. Shoot me a message, I can help with both
