Newgrad looking to househack

I am a graduating student starting a job in Richmond, VA in June of 2024. I will be making 120-130k, have no debt, ~740 credit score, and currently have ~40k liquid savings for a down payment and should be able to save more by working during school until then. I am interested in buying a home and "house hacking" to live there and rent out the additional rooms/units. I'm looking for any advice or mentorship on the whole process including loans, buying, cashflow, and being a landlord/leases as I am very new to it and can only do so much research. Thanks for the help in advance!
