I am a big fan of Highland Park and Pecan Valley of the South San Antonio areas! Highland Park especially for appreciation.

You may also consider areas closer to downtown like Denver Heights, South of MLK to Aransas and Eastside Promise Neighborhood to capture a rapid rate of yearly appreciation.

Investors who have purchased properties from me in San Antonio have had good experiences with Anna Ballard with Statefarm.

They get a vacant dwelling and builders risk policy typically. Happy to share her info with you if you would like.

Welcome to BP! Lucky for you, you are in one of the best markets in the nation right now! As Aaron mentioned, definitely check out some meetups to start meeting people. meetup.com is a good site to find them. MLS is tough to find deals currently. They are still out there if you search far and wide, but you would probably have better luck with off-market properties. Reach out anytime.

I would have to agree with Justin. If you are looking to stay in the Centex area, consider coming down I-35 to San Antonio. Maybe San Marcos, Kyle/Buda, Bastrop, etc. Those areas seem to be more affordable.

Most of the neighborhoods around downtown are seeing a tremendous level of this, some more than others. Areas like Dignowity Hill and the East Side Promise Neighborhood are seeing a ton of change. While some parts are still a bit rough in both and Dignowity is a bit pricey now, these are trendy areas. Denver Heights and Highland Park are some of my favorite areas as well. Same thing applies to them. Government Hill is probably my favorite area of San Antonio due to proximity to downtown attractions and the charm most of the properties possess. 

The Alamodome and Pearl are big attractions here, so I would look in the areas near them.

Tons of good advice on the thread thus far. If you are looking to move your investments to Texas, I would recommend at least considering San Antonio. Purchase prices are substantially below Austin's (not considering suburbs) and rental rates still allow good cash flow. Also, if you were to get in now, in the right areas, you will be able to capitalize on pretty rapid appreciation. Especially in the areas close to downtown with all the new development.
