Depends on your goals. If you want to build long-term wealth and create passive income, renting would be the route to take. If you want a big payday more short term, then flip. Many people do both. Some areas are better for one strategy than the other. San Antonio is an appreciating market as a whole right now, so getting in before things get too high is key. In my opinion, I lean more towards buying and holding property. Call me some time.

Many of my investor clients look to purchase in the Northwest by UTSA, Six flags, Seaworld, etc., or just north of Loop 410 in general. It is a good "cookie-cutter" area to rent houses that are somewhat newer, but the competition to pick a house up is very high in the area and often overpriced. Still deals to be had though. The downtown area is really picking up, with tons of new development and people moving to the area. Purchase prices are typically cheaper DT as well. With that, they also typically need more rehab.
