A lot of investors who I work with purchase the property with a Hard Money Loan then do a cash out refi with a local bank or credit union. They all have different banks or credit unions they use. Would be happy to put you in touch with a few reputable HML. By using the Hard Money Lenders you are able to close quicker and for "cash" which helps you get better prices on the properties you are looking to purchase. They also fund your rehab for you in what is called "construction draws".

There are multiple HOA's in Canyon Lake. I believe there are certain HOA's that do not allow STR and some that do. Depends on which HOA the home is located. I had a client purchase a property on the south side of the lake and STR were allowed.

I would pose the same question as Danny. San Antonio is one of the best markets in the nation, but are there no opportunities in Odessa/Midland?

    There is tons of great and free info on YouTube from notable wholesalers/investors. If you want to spend money, I would look into conferences or meet up events. One of my associates recently went to a conference in Dallas that Max Maxwell put on. I think his ticket was $500 and Gary V spoke at the event as well. Better options out there for sure.
