South San Antonio Neighborhoods

I have spent most of in time in San Antonio focused on the North and Central part of the city. Any good pockets on the south side worth driving around? I'm curious if anyone is looking around Palo Alto College, Hot Wells or Highland Hills. The properties that go through the MLS look to be high cashflow. My concern is vacancy and long term appreciation of the property. Anyone have any insights?
