That percentage is definitely something to think about. I think other things to consider is how well the population growth percentage matches the building permit percentage. If those numbers are justifiable then it might not be as risky. Industry diversity is also important to consider in my opinion, as population growth and supply of housing can all be affected if a city is reliant just a few industries to provide jobs. @Nick Gerli

Like others said both are good markets but if the immediate cash flow is the main priority, the numbers will be better in Cleveland than in Phoenix. I agree with @Steven Foster Wilson on Columbus. It might be worth looking into. @Kyle Johnson

There are a few good programs out there, but I agree that it may take some time to get used to any new system. It is definitely possible to still do most of the work remotely, but there might be a few instances where it would help to have a reliable partner back home. @Jack Lamson

Usually, a lot of value is already lost by using turnkey companies. In markets where turnkey companies are able to exist effectively and efficiently most times gives insight to the future appreciation of the assets. I agree with some of the others that by doing a little bit more work and research you can hold on to a good amount of value with the right partners. @Andrew Z.

Many of the resources you can find on BiggerPocket, books, podcasts and any other tool you might need. I think the real value comes from finding a mentor. As the university gets better and better the demand and value of off-campus housing will increase. It is true that the demand of housing increased this year from sophomore being not required to live on campus, but I am not sure if that is temporary or not. I think your best bet would be to find a property that needs value-added if you are strictly looking in the university area.@Frank Lo
