House hacking locally is typically going to be the least risky way to get started, even if it is more expensive of a property. I would start with that route and look at other markets for scaling purposes after @Sean Dillon

I would say for a B class area it is going to be around 300k-400k for a duplex in good condition. 400k and up for A class @emily

I house hack in Clintonville. Obviously the numbers need to make sense but I am all in favor of trying to purchase properties in more A class area with the loan since there will only be very few times you can buy multifamily in these neighborhoods with as little money out of pocket. I would also set boundaries with the tenants, you might want to not out right say you are the owner either. @Emily Shin

Some PMs do GC projects as well but it is going to be more expensive than hiring your own GC. What level of rehabs were you planning on doing? @Brent Morrison

It really depends on the route you are going to take. Agents and Lenders are typically a little more available than a good PM or Contractor. If you plan on doing a lot of value-added projects. Finding a decent contractor might be one you want to spend more time on in the start since it could take longer to find. @John Williams

I would personally recommend having a little more for reserves. You are not far away but with the down payment and budget, that would put you in some rougher areas which typically have higher turn over or more up front capx. Not sure if the goal is to buy turnkey or do a value add project. @Guenevere F.

It depends on the level of renovations as well. If it is more of unit turns and handy man work, it might be worth asking your property manager to bid it out with their turn crews.@Vishal M.

If you look at the surround areas of a metro there are usually still inventory with less competition. It will still take work since off market is usually better than listed but might be a good starting point.
