Since you are looking for the long term wealth and some cashflow to start off with, I would just make sure you determine exactly what your definitive goals look like in terms of the properties you want to start off buying and it'll be a lot easier to make quicker decisions from there. It already looks like you have thought out everything pretty thoroughly. In my opinion, house hacking is one of the best ways to learn and dive into real estate. It is going to be more than just a numbers game but will depend on if you think buying a duplex locally might have some appreciation in LA. If you break even that is just 3-4 years of equity built up.

On the other hand OOS isn't nearly as impossible as people think and establishing your core 4 and a great team of connections can streamline the whole process for better returns and appreciation. I would think of what options might match your more present goals better. Good Luck! @Shane McQuerter

Congrats on making the leap into REI! You will find that with hard work and commitment you will reap the rewards.

1) I think the easiest way to get into real estate is by house hacking. Utilize the low down payment loan to start. Try and network and shop around for lenders who will give you the best rates and can get the deal done. If you have a secure and good job with a good credit score, you should be fine on the loan but again ask your lender.

2) With confidence and experience is the way you will make connections. Form relationships and be motivated about what you are doing. I am also 22 and have come to realize that experience isn't always measured by time, there are many ways to accelerate the learning process. 2 years of commitment beats 10 years of mediocracy.

3) Find a mentor- this is one of the easiest ways to speed up the learning process.  Find someone who is doing what you want to be doing or has done it. If you can find a way to provide value to them, this will be a great relatinship. 

Overall, just layout your specific goals for REI and stick to them. Good Luck! @Logan Freismuth

Exactly what Steven said. It pretty much just narrows down the people who are serious about making offers and limits disturbances for the tenants. Anytype of contingency can be written in the contract as far as viewing the property. @Mariah Petzoldt

It depends on what your goals are for REI. House hacking is one of the best ways to get into real estate. If you plan to move out after a year and repeat the process you may just want to look at places that are experiencing rapid appreciation (Olde Towne East, Franklinton etc..) If you are planning on staying for a few years then location overall might be more important than just the numbers.

Westerville is originally where I am from and it's a great place, but it is pretty suburban. I wouldn't necessarily want to move to the suburbs for my first house hack and prefer the metro areas but it's all preference. @Cody McVay

The numbers will work out better in Cleveland but the city doesn't have the same growth and appreciation that Columbus is seeing. @Ryan Cleary
