I would start by diving into all that BP has to offer, then I would check Facebook for local REI groups to get plugged into.

I would look into the midwest. you'll be able to find solid cash-flowing places within that budget.

I know Remington Lyman knows a lot about Cleveland, he's the guy I usually go to. however, I would recommend looking into Columbus OH.

I would look into the BP podcast and they also have books, I would recommend looking for a local REI group. If you're looking for an area to invest in that has great cash flow and appreciation I would say look into Columbus OH.

I have had friends invest in Memphis, it is a good city for cash flow. though if you decide to look elsewhere I would check out Columbus OH.

yeah Lowes or Home Depot would both be the same concept. that's just what worked for me.

When I got started I had the same problem and I tried craigslist and google, I ended up with contractors that never showed up or were way too expensive. so I started going to Lowes at 6am and chatting with contractors that were there early and getting a start on their day. you'll find people who are on time and do good work.

It all depends on if you think it is worth it. Most of the time if they are that far behind in rent then I would guess they don't have much in the estate, which in that case it wouldn't be worth your time. however, I had someone pass and I contacted a family member and they covered some of that. Though that is definitely unfortunate, sorry to hear that happened.
