If you are looking for inspiration to invest then I would read "Rich Dad Poor Dad"by Robert T. Kiyosaki and if you're looking for more how-to books I would look into the Biggerpockets books.

When it comes to bathroom fixtures, I tend to pay a little more at Lowes to be able to see it and trust what is put in. Also, it looks like the one you posted didn't include the inner guts and you would also need those.

Hi Toben,

I work with many investors in Columbus and out of state, I only ask for a pre-approval from my investors when they are about to write an offer. however, some people would like it before they release the info to know that you are a serious buyer. I would keep calling different banks till someone can do it.

You're on the right track that's how I got started.  If you decide to look out of state I would check out Columbus OH.

In Columbus OH, I invest in multi-family and look for properties that cash flows well. I tend to stay away from single-family because it can more work.

I would just call a couple of the bigger companies and then call some local one to just get multiple quotes.

You don't need an LLC to start. However, the more you get you probably want one to protect your personal assets. They are also fairly cheap to make as well.

That's awesome! I got started around the same age in Columbus Ohio. I would just say get your feet wet and you'll learn a lot on your first one. You also want to find a good realtor that can help walk you through the steps. Best of luck!
