The midwest is really booming right now in real estate especially in Ohio if your looking for strong cash flow. 

If you are looking to do out-of-state investing, I would check out Columbus Ohio! You will be able to find deals within your price range that have great cash flow. 

Hey Jay, I personally invest in Columbus and have many people from out of state invest that do the same here like what you're looking for. Most out-of-state investors are attracted to Ohio for cash flow reasons. 

The midwest is a great place to find those cap rates.

I would look into Columbus Ohio. Finding a deal above 7% cap is not uncommon.

I would also look into Columbus OH. you can easily find that places in that range.

yeah, I would just say find local REI groups on Facebook because they sometimes do meetups and can teach you more about the areas.
