@sharon vornholt Thanks for the feedback. Yes, I've had a few preliminary discussions with the local Title company & I believe I will be able to do the double closing the way you descibed but I've also been trying to see if I could line up some Transactional funding as a back up, just in case. If possible can you give me some insight on how to do a more effective search for transactional funders that may target my area? I'm coming up dry. And do you know what the normal terms & rates would be?

Thanks alot Tyrus. I'll go with your suggestion to contact some wholesalers from our BWI MeetUp group. Not trying to cut corners but not sure i can afford an attorney on this right now.

I'm wholesaling a 4 house package deal that forbids assigning the properties so I'll do a double closing. Another wholesalers has a potential buyer for the deal but i need to know where i can get a consulting contract for that wholesalers fee since i can't use a JV- Assignment contract? Can anyone advise me on this please?

@Tim G. I Know I'm Johnny-Come -Lately to this thread but I was just trying to get some insight on the same subject & I've read your feedback so I won't beat a dead horse. But WOW I wish you guys were in my area. I'm dying to have an experienced Mentor/Partner smh. I don't believe I'd have as steep a learning curve either. Outside of the start-up Capital, what i really lack is the actual experience. But I study my A__ Off!!! I subscribe to several Wholesalers youtube channels, I've read a ton of books & I try to listen to the BP Podcasts every morning. Just now deciding to "engage" more as Josh & Brandon Always urge Lol. So, I honestly don't believe I'd have a difficult time following your lead & grasping what would be the natural extension of the concepts I've studied as you instructed on how to put them into practice. I just moved to the WV area because My Parents have also decided to get into investing full time. But unlike the BP Community the Investors in this area come across as a very insular group (except for a few) whose Offer's to help the newbies are really nothing more but invitations to bring them in on any deals you may be to inexperienced to do on your own. So obviously insincere it's almost stomach turning. Still I'm grateful for the added motivation because I get My RE Investing business going I'll begin a Local MeetUp group More In Line w/ the BP Spirit. Just Wanted to Thanks because all the way from separate sides of the sides of the country you guys Inspire Me. THANKS!!!

@Ned Carey LOL I'm actually already a member of the BWI Meet Up & I've attended two meetings thus far. Very Good advice but nothing to help me actually GET STARTED.

@Jerry W. Thanks a lot for the feedback. I was actually wondering if employing some method where Motivated Sellers contact me would be more effective but I don't know how to go about that & at this point every dollar counts for me. Do you have any experience taking that approach? If so, would you mind sharing what you know to be a few key pointers? It"d greatly appreciated. Thanks again.

Mr. Jackson, thanks a lot for the feedback. It's greatly appreciated. I agree with you. I've really learned a lot at the Meet Ups I've attended. so, I'll definitely keep attending.
