@Tim G. I hear what you're saying but I just think it's an issue of the time it takes to come to fruitition. I just know with proper guidance I could really make substantial progress. Someone to help bounce that energy off of, someone with experience that can point out in real time the areas i should avoid. I do agree with you though, my Ultimate Success is MY Responsibity.

@Account Closed Apologies buddy just now seeing this. I confess I haven't been "engaging" as much as i should but I agree w/ You. Man I'd make my Mentor sick from chasing down so many leads. I'm like you Sonny, all I'm lacking is the proper direction. Can't even tell you hiw bad I wanna make this happen

@Sharon Vornholt Thanks for the feedback. Yes, I've had a few preliminary discussions with the local Title company & I believe I will be able to do the double closing the way you descibed but I've also been trying to see if I could line up some Transactional funding as a back up, just in case. If possible can you give me some insight on how to do a more effective search for transactional funders that may target my area? I'm coming up dry. And do you know what the normal terms & rates would be?
