I provide a pay laundry in a 12 unit building. At 250/mo I figure it pays for itself and is a selling factor. Tenants schedule and tidy up. Works great for us all.

Generally we do not show properties that are occupied and not ready to go. Nor do we show to candidates who have not been prescreened. The last thing you want is to rent a property that is not vacant then you are into hotels etc. I'd be inclined to follow your PM's guidance in this instance but stay on top of things.

We have a coin set up for 12 units. The next one will be a card system. Amazon sells readers that work as well as any, I imagine. There have been posts on here in the past, try doing a search. There are service companies that will run the set up for you and even split the profits. Lots of options.

I buy with an agent and stay away from sale by owner. I understand folks trying to shave a percent here and there; but I don't do my own root canal either! All the best y'all!

We ban them, but gotta' ask. Is a trampoline really that much worse than a swing set?

I'm old and retired at 65% RE, 20% cash and the rest is IRA's, a few stocks, some dividend paying funds, and I almost forgot; 11 pounds of silver we use as a door stop!

It would be worth your while to have an accountant who knows you and your income streams etc to answer your questions like this. People in the internet could unintentionally steer you wrong and cost you money. All the best!

I invested in the Bay Area from mid 1980's to 2015. It was a very different world then compared to today. You can succeed even now if you have enough money so you are in control of when to sell, and your tenants are screened more than well.  If you are ever forced to sell, or you end up with toxic tenants you might be finished. Other than that you could make some serious returns. All the best!

In our system anyone can be sued anytime, pretty much by anyone. Those entities you describe are shielded and independent, whatever that means, and should be protected. You would need a lawyer to figure that all out, and even then things don't always work as designed or they would not carry all that insurance you referred to. Sorry I can't be more precise. All of us need to carry the appropriate amount of liability insurance. All the best!
