Don't get too caught up in the over analysis trap, it is too easy to do that, there is a formula for everything these days.

For me it is a sign to do more homework. It is offered as bait so the greedy LL will not look any further.

I don’t know if opinions will mean much but a ll expecting the tenant to pay for any of this is ridiculous. I have been a ll for decades and would never expect a tenant to pay for any of this.

At the end of the day you must decide what you need to do regardless of the opinion of a bunch of internet folk!

You need to get in touch with lawyers from a local REI or Landlord Association they will know local laws and how to best handle your situation. Google landlord association near me. All the best!

I would not recommend metal for rental property. Waste of money I think.

I would join a local REI or LL association, meet some folks and get the lowdown from the association. Personally I have done that and it works!
