Sell a property that is showing any amount of CF and has a low rate mortgage? Not a chance! Don't overlook potential tax benefits and appreciation.

 Squatters are always a worry especially in areas where you can't get them out easily, Does this demographic worry me more than who is already here?  No not particularily.

I personally came here as a legal immigrant 35 years ago and I am not at all a fan of illegal immigration.

For me these inspections have never presented any problems. It gives me an opportunity to say my units have been inspected and approved by, name city orcounty.

I have not felt scammed, but I don’t trust anyone when it comes to screening. Zillow does not stand out as thorough enough. All the best!

Learn how to underwrite, without the spreadsheets, they can come later. There are podcasts here and on youtube. Then apply what you have learned and you can get cash flow.

I have met tenants and chatted with them in parking lots before making an offer as well as during due diligence periods, even inspections. Why would you not?
