If this is your first quote you might think about getting a second quote. I would also be very tempted to leave it. "Light root growth" is nothing when it comes to old pipes. Just my opinion.

I do have a PM. But I wanted to be actively involved as well. I mainly want to know if we both should be on the lease or it doesn't matter if it's one owner or both on the lease?

 Ashish, one or both it does not matter. Easier if you just do one person.

Where you find it and what category it is matters a lot less than what you do with the property once you buy it. Two of my best buys were right on the MLS. One was a SFR I rented out for 30 years, never made much on CF but sold for 1.2 million, original purchase was 140k and total actual cash invested was less than 75k.

Another property-12 unit apartment bought for cash off the MLS in 2017. Net rent has more than doubled and management has been a breeze. It easily pays for our retirement.

What you do with it is way more important than where you find it.

I am flummoxed from time to time as well. There are evidently a ton of investors that must have very different criteria for returns and underwriting! Just sayin'!

Either way have a lease if you are going to deal with relatives or anyone for that matter. Everything is easier and money is cheaper w/o the LLC. Lots of LL's have rentals in own name and others in LLC's-I do. Make sure you have the proper insurance and the tenants must have renter's ins IMO. All the best!
