Deals are being done every day long after a market has "dried up". Good deals are not bought they are made. Dig beneath the surface-the MLS etc. Join local REI associations etc and dig deeper. Or shop OOS both can work OOS looks easier. All the best!

I would call an exterminator and check their references. Get a couple of quotes it adds up. Notify the tenants and have them make sure they are not leaving food out. Mice are  an indicator of messy tenants.

I have always paid my buyer's agent myself unless it was an MLS deal. Can't trust the seller's agent if you are a buyer. 2-3% is what I have offered and that has been fine. If I am interested in a property I call my agent, generally one of two people.

I only focused on my area when I was buying so it worked well for me and the agent. All the best!

Top left you will find tools there are leases there customized for your state. Alternatively join a local REI Association and get it from them along with ongoing support and networking. I would steer clear of 'just any lawyer'. All the best!

There is no way to know if the next 30 years will be like the last thirty years. It is important to make sure you have enough cash available to make it through the dips and never be forced to sell. 

Today the landlord tenant laws are against you so you have to make sure tenants are screened really well and you must inspect at least annually. And then there is the horrible state income tax. 

I would go for the more expensive property-or maybe two properties. You can't make money in California REI unless you have money to start with and I am not saying it is a good idea, I really have no clue. All the best!

@Hai Loc I think the small MF market is way over priced and people are willing to pay  crazy prices. Those folks need to work on their underwriting skills. 

Not knowing any more about the property. 400 returning 30 is the most I'd be willing to pay. All the best!

I am not a fan of holding fees unless equal to rent and non refundable. We had a tenant three years ago who rented from us and never moved in. After 7 months she asked if we would be ok with early termination. We said sure and returned the security deposit minus a small cleaning fee. She was happy and we were happy,

Congratulations on what you have accomplished to date! You need partners who can bring more credibility to the venture and you need to meet with more/other lenders. You will need to reevaluate your contribution to the deal and percentage ownership. You may not be able to swing this one on your own but it will count towards the next one as long as it is successful. All the best!
