I would only offer seller finance if I get a hefty DP. Otherwise it is too risky.

In my opinion you will still need a CPA even if you have an accountant. 10-20 doors does not have to be a lot of work and when you get into many more doors you can always revisit the situation then. Just my thoughts.

A while back I was selling a house and we needed an appraisal. Guy came in, walked around and took notes. Then he came over to me asked if I was the owner and said  "nice house, you looking for a high number or a low one"? He continued......."if it is a divorce and you are buying her out you want a low number and if it is for a sale you want a high number"............No kidding! Appraisal indeed.

The LLC will need to have an EIN, surprised it does not have one already. TIN is a number used by the IRS for folks who do not have an SSN.

This is a good time for you to hire an accountant BTW..........He said with a smile.🤓

We have an EIN-not TIN, for the LLC and that number came with the creation of the LLC. You should have a separate bank account and CC's for the LLC.

TIN is an IRS ID number. You should have a Board meeting with minutes authorizing the bank account opening. All the best!

Insurance can vary a lot. depending on location and age. This quote is very reasonable. IMO

You are competing with bidders who most likely want the property as a home, not rental. An ideal rental for me is one I like, I don't need to love it. As a rental tenants won't always take the best care and I don't want to be disappointed when there are holes in the wall-and there will be.

You my friend, might be too much in love-so don't bid like a lover. All the best! How it rents in the future, the future will decide.
