Forgive me if I mis-read something and I am not connecting some dots, I am assuming certain things.

What is the ARV on this home? (assuming the agent is somewhat in the ball park with the as-is price - 30k off maybe?)

Seems like a good deal at 60k, a great deal at 45k, why are you sweating a RE fee of $6,600 to $2,700 @6%, never mind if you talk them down to 3 or 4%?

So my advice, either fork over the money and get an ally (because word will spread about you as a REI, paying 6%) or just chance it and wait for the listing to expire. One word...

I would always prep my buyers to be ready for the fabled "Highest & Best", and I would suggest to them to go in $500 lower (and certainly not near there MAO), then be ready to make the other side feel like they won when you offer them the extra $500.

It's not about honesty or lying, its about business!

In keeping this in relation to the thread, I was once fired when I was just 19 years old for keeping the gate open at a Flower/Garden shop... swore that would never happen again! Knock on wood, but it is time to create my own destiny and take it out of the hands of corporate America!

You Joshua Dorkin may have thought of this, but in case you did not...

Have you reached out to the local community colleges/High Schools for the AV stuff, for a token amount of $$, they maybe able to use it as "on the job training". Plus with the speakers that want to supplement!

I know you are probably swamped with a million things, so I digress!
