Michael Quarles,

Except for maybe Michael Lauther, being in the Hamptons and all!

One thing I learned recently was obviously to ask for references, which of course they will give you the names of there "Best most satisfied" clients. What you then need to ask for is "Tell me about a job that did not go so right?" Then Silence, because they will be stumped someone asked them. After they get done tripping over there own words, you are looking for say an example where a pipe was hit and water leaked. Did they tell the homeowner, "your insurance will cover this" or did they pick up the phone and get there insurance to cover it... things like that. Then get that persons phone number and call them to verify.

Deshone Drummond, you actually just missed an excellent "Re-habbing" workshop this past weekend put on by Tri-State Mixer, I have notes I can share with you, it was the best $30 I ever spent for 8 hours of information!

I think it is a good idea, if like Nathan said, your wife and finances can handle it.

The contractors have some good ideas usually, but you need to keep things in budget, because things can get out of scope real fast.

I thought I went to the site and it had a count-down? Are you talking about an older book? 19 days to go!

• Rancher 3/1/1 1000 square feet—repair estimate $25,000
• Bi-Level 4/2/1 1666 square feet—repair estimate $30,000
• Ranch with a basement 2000 sf—repair estimate $35,000

So, If I follow, and average these numbers, ($25, 18 & 17.5 respectfully). we have about $20 SF, not including Roof or Furnace!

Good to know, I am going to my local REI meeting tonight and it is on Rehabbing Ugly & Scary Houses For Huge Profits

Joshua Dorkin, I will take your recommendation too on SEO, if you don't mind.

For the best SEO advice, follow SEOMOZ, although they do not offer a service any more, I believe they partner with Distiller who does do SEO.

Going back to twitter Joshua, in my mind, it is a social experience, personal experience, although a 1 to many broadcast, I would prefer to hear it from an individual than from a corporate veil. Once you start bringing all "business" into it, then it is marketing, and I don't want to be marketed too. IMHO.

Plus, in Monica Breckenridge, who wants to keep up with the supply and demand of "x" amount of accounts/content. I would prefer to follow Monica, then 3 of her companies.

IMO, I would only deal with One Twitter account. FB is different with personal and business.

I have a buddy that just picked up an estate sale off the MLS in North Jersey, it was listed for 299k, got it under contract for 275k, needs about 50 to 70k in rehab (I forget which), and ARV is 580K. Those #'s work!
