Hi @Jim Johnson  yes I am. I'm interested to see what others include in application, leases and park rules.  Sample notices to tenants, etc.

I'll probably end up purchasing Frank & Daves $1000 package if I get something under contract. But wanted to see what others have done before that.

I'm looking to buy a park. I'm very process oriented and want to document everything. It will help the park manager to know what to do, how to do it, etc.

Any park owners willing to share what they have put together? I'd like to model and adapt to my needs but also don't want to reinvent the wheel if someone would share.

Are you living in one side and renting out the other? Or renting both?

I was wondering if you know what cap rate smaller parks are selling for in that area.

I often hear to have a resident act as manager, I can't imagine these individuals are licensed or employees. I wonder if it's just not a priority to enforce the laws there, or if it doesn't apply because it's only land.

for a smaller park, where you have a tenant act as park manager:

Do you give them a 1099?

How are they compensated?

What responsibilities do they have?

In NC a person doing property management for another person must be a licensed agent. Does this apply to MHPs?

It's a people business and I don't care much for most people.

I've tried to limit my exposure by having one person to work with as my PM and they coordinate everything else for me.
