I agree they will fight this, but if the courts rule it unconstitutional what can they do? 

That revenue is paying for those jobs, so it seems like its a net zero activity anyway.

Seems the courts in OH and NJ are find this to be the case. Is this a new win for individual rights? Or has this been going on forever?

Your numbers are probably fine, but I wouldn't waste my time on this one. Especially if it's listed. The seller has hopes and dreams, as many do these days. Hoping for suckers and dreams of cashing in.

I've decided to do this going forward. As my properties turn over I will be getting professional photos. It will help them stand out and I'm tired of the poorly lit, out of focus shots.

Agree you need some color. Add flowers in beds, in pots on porch etc. Power wash house and porch, stairs. Or paint/stain porch & stairs. Clean out gutters. Trim bushes and get rid of ivy or the tree in the bush. Edge lawn, fertilize so its super green.  Replace mailbox and house numbers. Paint railing

You need to learn about seller financing then. I doubt you will find a bank or private lender that will lend at 100% LTV.
