Hello BP'ers:

Does anyone have any experience dealing with "Sideline" for their phone service?  I have been using Google Voice, and since Hangouts was released a year or two ago, it made things slightly complicated.  Additionally, Hangouts uses a data connection for phone calls, so no matter if I'm on WiFi or using 4G/LTE, call quality is marginal at best (the original Google Voice used standard cell phone connection, which was the same quality as your personal phone calls).  

Anyway, I stumbled across Sideline this morning, and it seems to work well.  Although I like the idea of being able to use Hangouts from my computer to send texts, calls, etc., Sideline (so far) seems to be simple but effective.  Before I switch my number over to Sideline, can anyone give feedback?

Well, the arena of real estate is BIG.  And, speaking as a newer real estate investor, you really need to narrow down to what you want to focus on.......and then narrow it down some more!!!  I think it's safe to say that many investors get started in real estate by means of wholesaling, and even with that, one's focus may need be sharpened just within the realm of wholesaling.  Now, if wholesaling is what you want to get started with, I may be able to help you out!  But there is a wealth of information here......read through and listen to the podcasts to see where in real estate is best for your situation.  Let's talk offline!

As a wholesaler, I have no issues stating that some wholesalers need to be vetted to see if they can be truly beneficial to your situation.  In regards to time frame of how long they should be locking the property down the property under contract for, I would say 60 days or less.  In contrast, most realtors want to sign a 6 month contract with the seller, so go figure.  

There is a time vs. money aspect to be considered.  I don't doubt that a realtor can get you top dollar for your property (or lot).  But there is a reason that a 6 month contract is used when dealing to a realtor.  There's an old saying..."A quick nickel beats a slow dime."  Working with a wholesaler, IF your situation demands the need, may prove to be necessary depending on the URGENCY to sell.  A wholesaler will need to get the contract at a discounted price in order to be able to market it effectively.  As far as exposure goes, many wholesalers have a network of buyers that pay cash, so there is no need to set up financing.

Lastly, many wholesalers are like personal shoppers for their buyers.  I prefer this method, and by knowing what my buyers are looking for, I don't waste their time presenting them deals that they typically aren't looking for.  So if I had a buyer or two that showed interest in empty lots, I'd definitely attempt to lock it up under contract with you.  Otherwise, I'm not going to contract it to simply have "inventory."
