@Wayne brooks it doesnt have to be owner occupied. I was on the website last night and it allows investors.

Anyone on here have any experience using a 203k loan? I am looking to do my first deal, and if this is a viable option, I would use this as a rental property. I just don't hear of many people using this as an option!

@gil It seems like taxes in NJ make renting nearly impossible in most townships unless it is a multi-family property.

@eric Nguyen I am in South Jersey. As I am learning about different markets in NJ, it seems that some townships are not smart places to buy in for buy and hold. However, I do know of a couple people that bought a multi family unit (triplex I think) to make rental income. You just have to keep digging for the deals. South jersey could make more sense for buy and hold in your price range though. Lets connect! Maybe I can help!
