Newbie Investor in Pennsauken, NJ looking in Washington twp area
Hello Everyone!
I'm a new prospective investor hailing from Pennsauken, NJ. I'm a health care professional that works in Washington twp. I've lived here most of my life with a brief 3 year hiatus in Phoenix, AZ. I never liked the idea of my retirement being controlled by a faceless investment company that makes it's money regardless of what happens to mine. I'm drawn to REI because it's a physical representation of my wealth that I can manipulate and control. The more work I put into it, the more successful of an investment it can become. I have been preparing my finances and educating myself for the past 9 months and am ready to embark on a journey in search of my first investment property. A 3-4 unit with a lot of work needed would be a great first property for me. I'd be utilizing a standard 203k for the immediate equity opportunity and a chance to get my feet wet as a land lord and property manager. Unfortunately, the first one needs to be within a 20 minute drive from Washington twp., north and east. I'm doing a lot of driving for dollars but haven't found anything that fits my criteria yet.
I'm looking to network with anybody and everybody, not excluding those from outside the South Jersey area. I'm currently searching for a team that can help me obtain my first property as pain: Wholesalers, Contractors, Lenders...etc.
We all have something to offer each other even if we can't see it at first. Message me if there's anything you guys would like to discuss. I need to keep growing as an investor and anyone who reads this post knows something that I don't, and I'd love to hear all about it!

Go to IREM.org search for ARM certified property managers. Call 5 ask them what they see expenses running per category per unit. What do they see them selling for per unit, what is the market occupancy rate. What are the market rents? Ask them if they know anything coming up for sale. Great way to pick up some good info and possibly a deal.
You can also search NARPM.org for the RMP (Residential Management Professional) and MPM (Master Property Manager) certified.
