Hey @Julio Soto, we use title companies in South Jersey, unless the subject property is north of Trenton.  PM me, and I can help you out!!!

@Sean Abrams If you want to consider going out of market, but still be close enough to drive to your properties, you should consider South Jersey.  I'm still relatively new, but from my experience reading here on BP, along with speaking to other investors, there are several towns that a buy and hold investor could breathe a bit with not-too-high taxes.

@Nick Mazzarese What specifically are you looking to accomplish?  A lot of the factoring in where people are investing mainly revolves around you.  For example, if you are looking for rentals, one might try near a College/ University.   I'm in South Jersey.  I'm new to Investing, however, I asked myself (and others) the same questions you have.  Lets connect, and I will try to help you find what you are looking for.

Hello All:

I'm looking to see what the masses are doing in regards to initial conversations with sellers.  Do you guys use yellow letters?  Or do you prefer to find a phone number and call the potential sellers directly?

@Steven Yang I don't know if you are interested in buying in South Jersey or not, but if you are, you can find some nice properties in that range, with not too terrible taxes.  Let me know what you think!
