High property taxes make it difficult to purchase a home, rehab it, and put out as a rental.  But it is possible to be successful if you can get into the deal at the right price...as with any other deal.  Camden is easy (in theory) because of the extremely low property tax (compared to the surrounding areas).  However, when looking to secure a property in Camden, many are tied up with tax or utility liens.

@John Ingram @Errol Watson not sure on the legal issues with wholesaling contracts in Pennsylvania, as there are risks involved if you are involved in the sale of real estate without a license.  However, I can tell you that I just did an assignment in Philadelphia a week ago, and the title company knew exactly what to do.  With that being said, the key is finding a title company that is investor friendly.

Hello BP.....I'm scratching my head over here.......

I contacted another wholesaler because he was marketing a property in an area where I have buyers. We discussed the specifics of the deal. and I offered to send over a JV/ Co-Wholesale agreement. He sent it back, and said that he uses a Flex Option agreement to split deals. Unless I'm missing something, the Flex Option is used between the Seller and Wholesaler right? How can this be used between two wholesalers? Please help me out!!!
