Where in NJ are you?  Its a small state, but diverse enough where the RE markets can vary greatly

@James Williams @DeJaniera Little never let the seller to dictate that the buyer would be responsible for taxes, liens, or any other encumbrances.  On my last deal, my assignment fee ended up being 3 times more than the amount the seller walked away with.  Why???  Back taxes.  It sucks, but no end buyer wants to pay extra.  Your best bet, if you decide that you want to take on the deal, is to bury some of what the seller owes in taxes into the contract price, and only present one price to the buyer.  But beware....your reputation to your buyers will be impacted by your inability of providing solid (and profitable) deals.

@Christopher Noto  Thats true.  Also consider Maple Shade.  Are you buying a property to fix up?  Or are you buying something "move-in" ready through a realtor?

I used Google Voice for my business line, but the voice quality proved to be unreliable.  I used it with my cell data AND WiFi (which both provided more than enough bandwidth need for calls), but my luck with it wasn't great.  I know others swear by Google Voice, but thats my $.02.

I just added a separate line to my cell plan for $15.
