Totally depends.  Do you know where you are going to source your private money from?  If you don't and then get a house under contract you might find yourself in a bit of a pickle.  If you know you have a private lender willing to lend you enough for the project than I'd get the house under contract.

you should start by networking... Private lenders could be anybody with a strong bank account. (friends, family, boss, and any other person willing to trust you) If you don't know anybody personally who might be a good option I would recommend networking at your local REIA. Asking for private lenders on the boards here is frowned upon and fairly unproductive anyway....

I'm a general contractor so I've done a couple different things...  If I'm only using it for a couple minutes I offer to grab lunch or something, over the course of a (small) project I'll give them a $20.   I even went over and hung a few pictures for a lady once since she didn't want to take my money just for using her outlet...

Just because they have a realtor doesn't mean you can't make an offer.  The homeowner and/or realtor might not like your offer....  But an offer is an offer.  Just be up front and tell them I am an investor and would be happy to give you an offer, however, I need to walk through the property before hand to see what I am making an offer on.  Also my offer is nothing more than a calculation, so it is not based on an asking price but on what I would need to purchase it at to make a wise investment.  That basically gives them a fair warning that you aren't looking to buy retail but still gives you an opportunity to check out the house.

I would fix the electrical issue ASAP   If you would like to use your neighbors electric for tools until the power comes back on I'd understand that.  I have done similar things on the job where I had to borrow a neighbors outlet but there is no way I'd leave a bad electrical wire in the ground a second longer than it needs to be.  Also (at least in PA) it is free to have your yard marked for underground utilities before you dig... pretty sure most people could afford that.

  Great advice and thank you for your input.  I do make my own lists using a few different methods but like I said I've heard of the success stories people had with list source so I wanted to try a list I had in mind.   Funny you should mention a website as well, I'm currently laying everything out to build a website as we speak and I should be launching it within the next couple weeks!

it wasn't the $50 I offered to pay it for the list but they said the only way they could do it is if my last actually cost $50.  I couldn't just pay $50 for the $8 list.  I included the whole county in my search...  I guess I could include the neighboring county and lets just say that gives me double the list... I'm only up to $16.....  So basically I need a source for smaller more specific lists...  I would try melissa data but as I mentioned, I filled out the form the same way and their site and they had less than 1 third of the results as listsource.  That doesn't add up to me.

There is simply no 1 universal answer for this.  In my opinion the "smart money" is where you create the best opportunity.  If there was a simple answer for this that market would already be saturated.
