Welcome to the boards! In my experience between BP and your local REIA you can save yourself that 15-35k !! I am not going to put too much of my opinion out there just because to each their own about mentor programs or guru programs or whatever they are.

Post: Too small of a list for list source

Hi all.  I finally journeyed over to listsource after hearing so many people's success with them for their direct mail campaign lists.   I am looking for flips not to wholesale so I am very specific about what I want to target.  I filled out year built, bedrooms, county, high equity, absentee owner homes and the list came out to about 45 results.  Which in my mind works out perfect that's 45 people with exactly the houses I want and they're absentee owners so there is a good chance to find a few motivated sellers.   My issue lies here...   The total cost for the list was $8.22 which once again.. Perfect!  or so I thought.

Listsource won't sell me the list.

They have a minimum of a $50 purchase.  I called customer service and had no help, called again and got a manager and all he could tell me was that I have to modify my list so that the total would come up to $50.    I told him that would change my criteria and it would no longer be the list of data I'm looking for.  I even offered to pay a premium for my list and they simply said there is nothing they can do.

Has anyone else ever had this issue?  Is there any other sources that would allow for a small list like this that would be accurate?  I filled out the same data on melissa data and for some reason they had 13 results and wanted $50 for that list.  I assume thats their minimum price so at least I could get the list but that's also 32 less results than list source so I don't trust that or do I like the sound of paying $3 per potential lead.

I just had to comment here because it's awesome to see another contractor from PA with a flounder in their profile picture with them.

@Bryan Satter

You could take a contractor with you to look at properties to help you ball park rehab costs if you have one you trust. Normally they are going to charge you for their time. The main thing you have to do is be conservative in your ARV, pay close attention to your rehab budget and add a contingency fund, and know your holding costs and profits you'd like to make. The more you make these calculations the easier and less daunting it becomes!

I love having a PO Box.  I use it for direct mail marketing return address, and almost anything business related.  Keeps my personal address off the envelope.  I had a wild old man call me one time when I first started sending out yellow letters asking me why I wanted to buy his house when I live in a perfectly fine house.  He told me how he drove by it and all...   Set up a PO box shortly there after haha

I'm up in bucks county..   I'd be interested as long as my schedule allows!

@Steve Babiak

  Good find.  There goes the credibility for that organization.  I am far from supporting those types of investors.

I normally do a shade of beige.  I only use sherwin williams paint.  I've used a lot of brands over the years and sherwin williams is easily the best.  Plus I get a discount with my account there.

It might be worth checking out...    Wish I would have known about it sooner maybe I can get some time to sneak down there.  Odd pricing system they have there haha
