Property Records would be the first step. See if the owner is an absentee owner. If it shows the owners still live there try googling their name to see if you can find an obituary or something. This is honestly a very involved process. Every vacant house has a different route to the owners. Also if you know anybody with MLS access see if there are any outstanding mortgages on the house. I found plenty of abandoned houses with huge loans taken out against them and the owners "disappear"

What are the terms on the private money?  Your end goal is gonna take quite a bit more than 25k.  You could use that money for a down payment on a rental property (or possibly multiple depending on an array of factors).  You could also use that along with other money either from a partner or another lender to do a rehab or other shorter term deal to build up your cash to get you closer to your end goal.

I would have to think the simplest way of doing is saying I will pay x amount cash upon settlement of a house referred as a referral fee.  If the house is a bad lead oh well...  It might be a bit less motivational for them but I wouldn't go paying x amount per address.

I certainly wouldn't say that flipping is dead.  But according to this article one of the sources to buy an investment property is slowing down.

seen plenty of it.  It's a shame...  I personally close out that section out and just treat it as business.  Some people are just living very different lives.

Network network network.   Local reia meetings might be a help.  You can't really advertise for private money.   Have you considered hard money lenders?

if the budget allows for one or the other which would you do to your flip?  Replace the underground oil tank with an anovel ground. Or install AC. The house is a 1970s Bi level. 

I appreciate any feedback.

  Do you feel that you would need a property manager just for the one triplex or quadplex?  It may be a bit less overhead than you think to manage.  You would probably just need a good network more than anything to take care of any repairs or tenant issues that may occur.z
