@Alvaro Rodriguez I am not a private lender, but I suggest hitting up some REIs, finding some other hard money lenders and simply asking for their paperwork/contracts. Also I suggest looking into syndication deals. Cheers

@Bashar Azzu it depends on you bud.. do you have the extra cash? It is on BP for free, but it depends on how you learn also. Do your background and make sure you don’t have to pay $6k outright.

I personally think many members of this forum undervalue education and self growth.

@Gerardo Escutia I would tell the tenant the previously certified HVAC technician said there is not an issue with the HVAC system. I would advise the tenant any further inspections will be out of there pockets and find a way to outright deny them from getting more HVAC inspections. Thinking a house will get to 60s when set on the air conditioning setting is laughable. Utterly ridiculous request.

@Wy Kay doesn’t sound like a Class C property of drug dealers are making threats and you are considering carrying a weapon.

I consider class C not the best, some crime, but not the ghetto either, Class C to me is more of a blue collar neighborhood but not watch out for the drive by shootings.
