@Nicholas Glatter I think you answered your own question, you yourself sound hesitant about the first one due to the neighborhood. I think the beam issue for water damage is a really odd concern especially since Sam Diego gets so little rain.

@Laurence Obi make the offer that makes sense, but don’t count on it either. There will be other distressed properties and some with more motivated sellers, you need to find the sellers pain, if they have some, then gauge their motivation.

@Lynnette E. Again, I personally do not use bandit signs, but do police stations really do that?

The cities that are bandit sign candidates here rarely have a police officer respond to even file police reports for most lower level stuff, yet alone set up sting operations for bandit signs.

Not to mention the difficulty in proving it.. most bandit signs go to a voicemail and a person returns the call, hard to prove that the same person put up the bandit sign. I mean pretty easy for the buyer to say that the bandit sign wasn’t there sign and was a 3rd party.

@Victor Wasson sounds like you need to talk to the agent and give them your expectations. I think this is your fault, especially if you haven’t had a meeting or call to give your expectations. Each client has different needs and to expect a realtor to know your exact needs is unrealistic.

I recommend you go read “Extreme Ownership” by Jocko Willink and Leif Babin.

@Jason Dicken exactly, I don’t do bandit signs personally, but to think the people who do them are using their home phone or cell phone is laughable.

@Corey Thompson bandit signs on here get a bad rep, but the reality is they work. 780 signs is a shitload, what ROI do you expect from that?
