@Steve Vaughan - That's funny, just the other day I was talking with another BP member about his book 'Pitch Anything' - I liked some of the concepts better than the presentation. The podcast was good, I liked the NPR vs Fox analogy...

I like Robert Cialdini a lot of for persuasion and influence psychology - he is a great speaker as well, and pretty funny. Check it out sometime, he writes really well.

Hmmm. let me google that for you...

Second result:

BEWARE of a local real estate "mentor" who offers his coaching services. Goes by the name Darnell Cooley and is located in Elk Grove. He leases an office space at Douglas Blvd. in Roseville but moves around.

What's the purpose of this message? To warn anyone who might be fooled into his "coaching" program and hand him their hard earned money. He talks BIG, makes huge claims of success and posts fake pictures of checks and travels claiming he is closing huge deals.

He is a liar and a cheat, will take your money and run for the hills with it once discovered. Take it from someone who experienced it first hand. I don't want to see any locals wanting to learn real estate being taken advantage of.

Here is just an example of some of his lies. An attached picture of a copy of a check he claims from closing a wholesale deal. Some simple due diligence will show the routing number is fake and not linked to any bank, and a simple lookup on California's secretary of state website will reveal the LLC the check is made out to was suspended long ago. A further look into the LLC shows he has nothing to do with its formation in the first place.

Let me be the first to welcome you - I like your intro, it sounds like you are heavily invested in the local community. It's a great thing to work with artists, you are lucky in that regard!

I think what @Doug M. is trying to say is this: 

The day you post about a project gone well, about twenty folks on BP are going to have heart attacks. 

Why?

Because that will be the day that you finally realize there are systemic errors in the way you think and decide. 

A lot of folks have given you excellent advice on each of your disasters, and in reply you simply defend, defend and defend some more. 

Perhaps you can look at the tone of your posts (and defenses), and realize that you are more entertaining than productive. Or... not.

Btw, my advice - and that of K. marie P. and others - *is* called for. By you.

We await that post about your moderately successful remodel!

@david hunter is right - folks care little about anything but themselves. It's human nature, and hardwired into all of us. 

Use that fact to your advantage, and prosper. 

Imagine you are the recipient, reading this in a hurry, with too many things to do today. If you imagined that correctly, you can see yourself filing it... in the trashcan.

Open strong, with a clear benefit to the reader. Tell them - quickly and clearly - what you can do for them. Tell them why they can trust you. Tell them who else has benefitted from knowing you.

Make this about them, and they may listen.

Hi Jian, 

You usually don't need to buy a list. I get my data for free from the county assessor's office - you can download or request their assessor's tax roll, and then import the data into a db or excel, etc, and sort via sq ft and use code. You can also import into qgis, it's easy to learn, and draw geofences around the area you are interested in, then export to xls and mailmerge for your postcards.

This way you own the list and do not have to pay per use, ie it is not seeded, and you can also see a lot patterns visually, ie hotspots, etc if you use a gis app. 

It's really a wonderful way to sling data - I have posted on this before, and I am always surprised that no one is interested in this method.
