Wholesaling can be a lot better than flipping for a lot of reasons, and with the right inputs, etc.

And I suspect *extreme* wholesaling is even better, judging by the superlative?

@Errin PiersingWelcome to BP! @Alex Chin is always very helpful and has a lot of good advice. BP in general has the best REI posts anywhere, imo.

I posted a list of books to read on a recent thread somewhere, you can check them out if you are really into reading, or pm me if you can't find it. 

I see a lot of really nice tear-downs in West Seattle that are probably getting a *lot* of postcards, a lot with partial views, and some could also be rehabbed. If you are good with people, that's a rich area to find some wholesale deals (ie in person visits are more productive, I think, esp with desirable properties).

Solution 1) Leave some firearms accidentally laying around the front yard and porch. Wait for the medical examiner to clear the property for you, and re-rent.

Solution 2) Watch a lot of Dr. Phil, Oprah, etc, and try to emulate their 'solutions' as closely as possible. Or just use solution #1.

Local court is always better than most forms of modern entertainment. I once saw an eviction in which the plaintiff's sole exhibit was a crumpled 11x17 color laser print. One copy. And... wait for it... she had representation.

Hello BP Nation - 

I have seen some interesting references in a few posts about rehabbing paper (converting non-performing or under-performing notes, I believe), and though I have searched high and low on BP, it seems to be an elusive subject - or maybe these search terms are too common for relevant results. 

From the little I have read, my best guess is that it's no small game of skill - evaluating the note(s) for performance potential (and possible fraud?), somehow convincing the borrower to pay again, and... (lots more here). @Steve Vaughan referenced a bit about this in a recent post about tired landlords. 

I am a little reluctant to post such an open ended question, and I could probably figure it out on my own with a few quick searches, but the terms are too ambiguous to get any decent results. If anyone has better names, or a few gap-fillers, that would be much appreciated. Thanks in advance!
