@Tyler Piciullo I 2nd everything that Heidi and Reese mentioned above. Instead of being set on LTR, learn what works in "your" market that you want to invest in. Just bc everyone is investing in LTR does not mean it will work in every market. First and foremost get comfortable with your underwriting so you will be confident when you buy. @Kelly Orth & @Andrew Cruickshank I would take into consideration the supply of STR's in the area you are looking to invest as well as the entry price, then determine your highest ROI. For example a 4-5 bedroom home in Fort myers may yield higher returns than a 3 bedroom home in Naples and the purchase price may be lower. Get comfortable with running the comps for ADR in each individual market, this will give you the better opportunity that a lot of investors may be overlooking.

Hi Mike, welcome to the East coast of FL. I grew up in Jacksonville so very familiar with St. Augustine. I also have multiple Vacation rentals in West Palm Beach down to Ft. Lauderdale. @Brian Blankenburg I've found Three areas in Naples that do not have HOA's that are not too over-priced. If I was you I'd look into the following area's.

1.) Naples Park

2.) Willoughby acres

3.) Between Pine Ridge Rd, Goodlette Rd, 41 & Golden Gate Parkway

@Shane Gorski your price point will determine if you should invest in Naples or Cape Coral. 


To get a 3/2 with a pool in Naples you're looking at 550k+ in a decent area where a STR would thrive, in Cape Coral its closer to 400k+ depending where in the Cape the house is located.

In my opinion the ROI is significantly higher in Naples then the Cape. The Cape also in my opinion is oversaturated with STR's so it's challenging to find a base number of how your property will perform.
