@Nancy Bachety PGA National has strict rules when it comes to renting out property for STR's. If you look on the Airbnb search there is only a handful of properties. I currently own a property in the neighborhood. As far as Riveria beach goes I would not invest there, if you plan to live there.

Robert, when I analyze the potential of a STR I use Airdna for a broad idea of what the surrounding area is doing, then I dive into the actual comps on Airbnb/VRBO to compare my property directly to what is in the area.

Depending on how old the roof is on the property you could look into Citizens.

I invest in STR's in Palm beach county and surrounding areas I believe it is the best market along with South Florida in General. You're able to rent for the entire year.

@Timothy Lewman consider other software programs out there as well such as Airdna. But what I have found to be the most comparable is looking directly on Airbnb itself. In doing this you are actually able to compare your subject property to how others are doing in the area. You want to be able to compare finishes and amenities. The issue with Airdna and other platforms is they take the aggregate of all the nightly rates of the high end and low end property's together and come up with your "average" rate & occupancy. In my opinion this is lazy data. I own and manage my own STR's feel free to PM if any questions arise in the process.
