Hi @Jennifer Pressley is your home located in an HOA? If so have you considered the implications of renting with dealing with the HOA's terms?

Hi @Philip Bloom what is the price you are seeing for pools on the low to high end? As well as the turn around time? I've been considering purchasing homes and adding pools for Airbnb purposes.

@Jake Drappi it depends on your risk tolerance and amount of cash flow you are looking to achieve. If you have a high risk tolerance you could look in Riveria beach. The majority of MFH's are going to be in rough area's of town, think D to C class within WPB that is. If you want MFH in a decent area there are certain pockets within Palm beach gardens and Jupiter that will offer this but they may not cash flow. These could be a good opportunity to house hack.

@Mei Li it sounds like you and your friend are using a third party to advertise the unit and due to not being in Ft Myers you need someone to "Show" the property. Allowing yourself to avoid paying the 1 month commission usually paid to the broker.. As Stetson mentioned above tenants are signing sight unseen due to the market demand. However, this can cause a number of problems, such as a tenant complaining about issues not seen from the photos. When a tenant "walks" the property they can not come back and complain about issues due to themselves having seen the property in person before. If a tenant moves in and then notices things they do not like, then move out. You may have to lightly turn the unit due to their selves moving items in and out. In my opinion it is not worth the headache to sign a tenant "sight unseen". I also believe it is going to be difficult to get someone trustworthy to go over to the property multiple times to show the property for less then 1 month of commission. I would just bite the bullet and hire a Agent. I just had to do this on one of my properties in Chicago.

Personally I think it's going to be a headache dealing with the HOA in Condo's in a lot of aspects. First being able to rent out the unit short term, most HOA's only allow for 1 month min stays 3x a year. Also if a major expense such as a roof needs to be replaced the HOA can raise your monthly cost. A good way to have a say would be to join the board. Consider SFH's in areas that do not have HOA's.
