Hi Conner, Airbnb Arbitrage is challenging in South Florida with the permits required by the county. Consider purchasing a property first then placing it on Airbnb, the numbers will impress you

@Hector Valle a fair PM fee from a reputable company would be 20%. A setup fee can range depending on the quality of listing, somewhere around $5,000 for the whole property (so $2,500 for your side).

@Hector Valle from what I'm understanding from your post is that you are getting a return of 15-20% of the total gross profit, for lending them the 100k then they will run and manage the property? Based off the numbers you just gave me that property will gross 125-150k per year. If I was you, I would take half of the profits then pay them a management fee and set up fee for getting the property up and running. Lastly, set a term period on the earliest and latest they could buy you out. It's better to have all the details written down before purchasing the house. I have been structuring something similar with some investors I work with in STR's.

Have you considered the SE coast of Florida? The ADR and Cap rates in this area is pretty high for STR's

Hi Jesse,

When looking for STR's in the West palm beach area you need to be able to hone into "pockets" that do not have HOA's that are also in safe area's for the highest return on your investment. I live and invest in WPB feel free to send me a PM.
